Project Description

Brookfield India Real Estate Trust (BIRET) is an institutionally managed office real estate investment trust, comprising a portfolio of ten Grade A office assets and a mall. These assets cover a total operating leasable area of 24.6 million square feet across key business districts in India. BIRET was listed on Indian exchanges in February 2021. IFC has invested INR 6,000 million (about US$ 67 million) of debt and INR 1,500 million (about US$ 17 million) of equity. The proceeds shall be utilized for the refinancing of any present or future debt, refurbishment expenses, asset upgrade, working capital requirements and/or acquire stabilized and income-generating office assets (the “Project”). IFC may consider additional financing at a later stage, subject to satisfactory project performance, corporate approvals, and disclosure requirements.

Development Impact

The most significant expected project-level effects are a) stakeholder effects on tenants through increased access to high quality Grade A offices which supports the GCC ecosystem, potentially contributing to job creation and upskilling relevant for youth; and (b) environmental effects through improved resource efficiency resulting from EDGE Advanced building certification, sustainability linked loan for BIRET, and reductions in GHG emissions. IFC also anticipates that the investment will promote greater sustainability in India's real estate sector.

This is a Category B project according to IFC's Environmental and Social Sustainability Policy, 2012. This is because the Project entails mostly operational assets. The key E&S risks and issues associated with this Project include: company's E&S management system and organizational capacity to identify and manage E&S risks and impacts, including stakeholder engagement and grievance redressal mechanism, labor compliance and working conditions, energy and water consumption, and life and fire safety (“L&FS”).
