Vinte is a leading real estate developer in Mexico focused on urban development and home building. The company is publicly traded (BMV: VINTE) with a diversified investor base including co-founders (61.5% controlling stake) and institutional investors such as Proparco, IFU, and IDB Invest                                                  

 The total project cost of MXN 7,700 million (~US$ 390 million) is expected to be financed by a combination of potential public and private bond issuances of MXN 2,650 (~US$ 134 million), financial debt of MXN 2,550 million (~US$ 129 million), and additional equity capital of MXN 2,500 million (~US$ 127 million).  IFC will finance up to MXN 1,150 million (~US$ 58 million) through an A-Loan and PCG and mobilize funds by enhancing the credit profile of the financing package.                                                  

 Vinte and Javer currently have combined presence in 11 states in Mexico, including Nuevo Leon, Estado de Mexico, Jalisco, Quintana Roo, Queretaro, Aguascalientes, Hidalgo, Puebla, Tamaulipas, Baja California, and Morelos.

 This is a Category B project according to IFC's Policy on Environment and Social Sustainability (2012). Based on information reviewed by IFC, the proposed project will have limited adverse E&S impacts that are few in number, generally site-specific, largely reversible, and readily addressed through mitigation measures and good international industry practices (GIIP).

Key E&S issues and risks associated with the project include i) the company's management and monitoring systems to assess and manage E&S risks and impacts from its operations, as well as those related to the acquisition of Javer covered under the project, ii) consistent management of labor and working conditions, occupational health and safety (OHS) policies and practices, iii) management of contractors and iv) Javer’s stakeholder engagement activities related to E&S aspects.
