Project Description

AirTrunk is an Asia-Pacific and Middle East technology group which develops and operates hyperscale data centers. The proposed transaction involves a financing package for AirTrunk’s existing 150+MW fully contracted hyperscale data center in Johor, Malaysia (JHB1) and a 270+MW greenfield data center to be constructed at an adjacent site (JHB2) (together the Project).

Both data centers are in Iskandar, Johor Bahru, Malaysia, in industrial land formerly known as the Southern Industrial and Logistics Cluster (SILC), a 520-hectare area strategically situated for access to Singapore and port infrastructure. Malaysian utility company, Tenaga Nasional Berhad (TNB) supplies power to JHB1 and JHB2, and Ranhill SAJ (RSAJ) operates the water supply concession for the state of Johor where the Project is located.

A greenfield Water Purification Plant (WPP), with supporting supply infrastructure, is planned for construction. The facility will support AirTrunk’s water consumption needs through wastewater recycling and will involve a water treatment plant, supply pipeline, and pumping stations. It will be developed and operated in partnership with Johor Special Water (JSW).

AirTrunk uses a structured approach to build its data centers, with some components assembled on site and others delivered as modular units.
AirTrunk manages procurement, while the main contractor for JHB1 and JHB2, Leightons Malaysia, oversees construction and fit-out. After completion, the site is commissioned by The Project development team before being handed over to operations.

Overview of IFC's Scope of Review

IFC's review of this proposed investment involved i) appraising the Environmental and Social Management System (ESMS) and key E&S policies and procedures; ii) site visits to JHB1 and JHB2; iii) meetings with Project Director (Project Development), Senior Environment Health & Safety Manager, and Country Manager (Malaysia), and the main contractor personnel including Project Manager, and Senior Environment Health and Safety (EHS) Manager.

AirTrunk maintains group-level environmental, social, and governance policies, systems, and certifications that apply across its global operations. These frameworks are implemented locally at the Project and, where required, supplemented by site-specific procedures to meet host-country regulatory requirements.
