Project Description

Brookfield India Real Estate Trust (BIRET) is a listed real estate investment trust sponsored by BSREP India Office Holdings - V Pte. Ltd. (Sponsor), an affiliate of Brookfield Corporation. BIRET is managed by Brookprop Management Services Private Limited (Investment Manager or Manager). It owns one of India's largest Grade A office portfolios, spanning 32.5 million square feet of operating leasable area across key business districts of Gurgaon, Delhi, Noida, Kolkata, , Mumbai and Bengaluru.
IFC has invested INR 6,000 million (about US$ 67 million) of debt, INR 1,500 million (about US$ 17 million) of equity in December 2025 and INR 1,050 million (about US$11 million) of equity in April 2026. IFC’s investment will help refinancing of any present or future debt, refurbishment expenses, and working capital requirements and/or acquire stabilized and income-generating office assets (the Project).

Overview of IFC's Scope of Review

IFC has been providing BIRET pursuant to an Engagement Letter dated November 28, 2024, a comprehensive package of advisory services (“Engagement”) on Greening Real Estate Investment Portfolios (“GRIP”), Excellence in Design for Greater Efficiencies (“EDGE”) Advanced certification and Building Resilience Index (“BRI”) to support BIRET's efforts of climate mitigation and climate adaptation.
IFC has reviewed the existing E&S management system, organizational capacities, and the company's E&S performance to identify and mitigate any E&S impacts and risks. The review included a detailed assessment of the life and fire safety systems, as well as the labor and working conditions of contracted personnel in facility management services. The progress on earlier ESAPs was verified.
The E&S performance at the appraisal stage of the Engagement is satisfactory. BIRET has completed ESAP #1 and #2 from the Engagement. ESAP #3 does not apply to this transaction since it involves no new development. No material gaps were observed during the appraisal of the potential investment. There is no Environmental and Social Action Plan required for this project.
