Project Description

The proposed investment will allow IFC to participate in CPN Retail Growth Leasehold REIT (CPN REIT) public issuance of Sustainability Linked Bonds (SLB). IFC plans to invest up to USD 100 million with a tenor of up to 7 years.

Overview of IFC's Scope of Review

While CPNREIT is the holding company, for all operation, maintenance and implementation of project related activities at Rama 2, CPNREIT will rely upon CPN and adopt and implement CPN’s environmental and social policies and procedures. Accordingly, IFC’s Environmental and Social (E&S) appraisal of the proposed investment was conducted in July 2025 and consisted of (i) interviews with CPN staff at Central Rama 2 including their environmental and social teams, as well as construction workers and service staff; (ii) review of site specific management plans and project related plans (note that CPN’s corporate E&S documentation was provided and reviewed as part of the CPN Bond investment IFC project # 49918 ); iii) site visit to Rama 2 mall, including site walk over, review of Occupational, Health and Safety (OHS) policies and risks, life and fire safety, community impacts and pollution control and management; and (iv) drew upon supervision findings from IFC’s existing bond investment in CPN (#49918).
