Project Description

AlleyRoads Holdings (Pty) Ltd (“AlleyRoads or the “company”) is a South African property development company specialized in affordable housing (http://alleyroads.co.za). The company was founded in 2009 and to date has developed over 3,000 residences in various provinces of South Africa.

IFC’s proposed investment of an up to ZAR 325 million (˜ US$ 20.9 million) green A loan to AlleyRoads, or its relevant subsidiaries, will be utilized in the development of approximately 1,061 affordable housing units for rent across three residential developments (Meyerton Mews, Inkanyezi Village and Grootfontein) in the Greater Johannesburg area over the next three years (“the project”). The project will be designed and constructed to meet IFC’s green building standards.

Overview of IFC's Scope of Review

 IFC’s appraisal focused on the review of the company’s existing environmental and social (E&S) policies, procedures, and management plans, as well as existing management capacity vis à vis the inherent risks for the sector and the contextual risks of the market where the company operates. The E&S review was conducted in December 2021 and included site visits to all three proposed developments, a desktop documentation review and virtual interviews and discussions with the AlleyRoads management team, including the managing director, chief executive officer, and chief planning officer.
