Project Description

  LOGOS Property Group Ltd (“LOGOS” or “the company”) (https://www.logosproperty.com/) is a vertically integrated specialist in developing property solutions for customers in the logistics sector with operations across Australia, China, Singapore, Indonesia, Korea, Malaysia, Vietnam, India and New Zealand. LOGOS Indonesia Logistics Venture L.P. (the “sponsor”) is a platform established by LOGOS under its South East Asian arm to develop and own high quality, modern warehouses in Indonesia.

 

The sponsor is currently developing two separate warehousing locations in Indonesia, with a net lettable area (NLA) of 131,479 square meters (sqm) and 202,130 sqm (the “sub-projects”) in the vicinity of Jakarta. The construction is expected to be completed in Q2 2023 of all phases of the two sub-projects. The company will manage the development and operation of these and then let out warehousing space to international and domestic companies once construction is completed. The tenants will then be responsible for their own operations, including logistics.  The proposed IFC investment (the “project”) is a loan for up to US$120 million to fund the development of the sub-projects.

Overview of IFC's Scope of Review

 IFC’s review of the proposed investment consisted of appraising environmental, health and safety (EHS) and social information provided by the company relating to its own operations and the development of sub-projects, including EHS policies and procedures, contractor safety management requirements (including occupational safety and emergency response), life and fire safety (LFS) specifications, and other technical information.

 

The appraisal also included virtual site visits to the two sub-projects (in light of the restrictions due to COVID-19 which precluded physical site visits) which were guided by company staff. Virtual and face to face meetings were held in Singapore in July 2020 with the senior management, including the Head of Health & Safety for South East Asia, responsible for EHS aspects of the sub-projects.
