Project Description

The Aanandi Group, Pty., Ltd. (“Aanandi” or the “Company”), a Singapore-based company, is a property developer. The Company, which is involved in commissioning and overseeing the design and construction of its projects, and subsequently managing the properties, is in the process of developing the Aanandi Riverview project (the “Project” or “Riverview”), a new 76-unit serviced apartment project in Vientiane, the capital of Lao PDR. The Project will occupy a land footprint of 0.26 hectare with a planned built-up area of 9,880 square meters comprising an 7-storey building, and will include a swimming pool and a ground-level parking lot for use by owners and tenants. Construction activities are expected to commence around mid-late 2017. IFC is considering a loan of up to US$2.0 million for the proposed project.

Overview of IFC's Scope of Review

The scope of IFC’s review of this investment included assessing the Company’s capacity to oversee and monitor compliance of the Riverview project with IFC’s Performance Standards (PS) as well as national environmental and social (E&S), and occupational health and safety (OHS) regulatory requirements. The review relied on documents made available by the Company (e.g. schematic design; operations manual); and interviews conducted by IFC with company representatives in Vientiane and a visit to the Riverview site on 26 April 2017, including discussions with local residents in close proximity to the project site.
