Project Description

The Project consists of two components all within the central Yangon city area: (i) construction and refurbishment and expansion of the 485-room (once completed) Traders Hotel (“THYN”) which has been in operation since 1996; and (ii) completing construction of the twin-tower, 240-unit Shangri-La Residences (“SLRY”) located on a 15-acre site near the Kandawgyi Lake. The Sponsor will be the property manager of SLRY when it becomes operational. IFC has been approached to provide loan financing of up to US$80 million to support the Project.

Overview of IFC's Scope of Review

This Project aims to support Shangri-La Asia Limited (“Shangri-La” or the “Sponsor”), a leading international hotel developer and operator, to develop, expand and operate two hospitality properties in Yangon, Myanmar.

The scope of this review includes assessing the capacity and systems of the Sponsor, the appointed Construction Project Management Entity of Shangri-La Residences Yangon (the “PM” which is also the overall contractor) and the two key sub-contractors to oversee and monitor compliance of the Project with IFC’s Performance Standards as well as national environmental, social and occupational health and safety regulatory requirements in Myanmar. The review relied on documents made available by the Sponsor, on interviews conducted by IFC with Sponsor, PM and contractor representatives as well as with workers at construction sites. During appraisal, IFC visited construction sites and the Traders Hotel back of house in Yangon.
