Project Description

Triada is a Colombian homebuilder and integrated housing developer in different market segments. Operations include land acquisition, planning, design, construction, management and sales. Triada develops projects on its own and in partnership with other developers in order to leverage the Company’s capacity and participating in more projects.

IFC will provide up to US$10 million in mezzanine financing to invest alongside Triada in the purchase of land and development of urban infrastructure for further development of approximately 6,000 low income housing units for a total cost of approximately US$105 million (the Project).

Overview of IFC's Scope of Review

IFC’s environmental and social review of Triada included: (i) meetings with Triada’s management team in Bogota; (ii) site visits to Triada’s low income housing land bank and developments in the municipality of Soacha, near Bogota and in Cali, both in Colombia, and; (iii) review of internal policies and procedures including human resource policies, occupational health and safety (OHS) procedures, land acquisition principles, sample of permits for construction of projects, sample contracts with sub-contracting companies, and environmental management guidelines. Environmental and social conditions were observed during the site visits and discussed with project managers, quality officials and other Triada staff.
