Project Description

Value and Budget Housing Corporation (VBHC or “the Company”) is a real estate company which develops and offers affordable entry level houses near the industrial clusters in major metros in India. VBHC has a pipeline of projects in Chennai, Hyderabad, Mumbai, Bangalore and National Capital Region that will get executed in the coming years. IFC will invest in VBHC as equity and as compulsorily convertible debentures in a Special Purpose Vehicle (“Project SPV” or the “Project”). The Company has successfully completed the first phase of its first project comprising 1800 apartments in the outskirts of Bangalore, of which the first phase of 392 apartments has been completed. VBHC is in the process of setting up an expansive network of integrated housing projects nationwide, applying industrial engineering to the construction process and building scale through standardization, employing the latest construction technology.

Overview of IFC's Scope of Review

IFC’s environmental and social review of VBHC included: (i) meetings with VBHC’s management team in Bangalore, India; (ii) a site visit to a VBHC’s affordable housing project in the outskirts of Bangalore; (iii) review of internal policies and procedures regarding human resources, occupational health and safety (OHS), and land acquisition; (iv) review of sample contracts with sub-contracting companies and permits and; (v) review of a sample of geotechnical engineering studies, hydro geological investigations, infrastructure surveys and environmental impact assessments among other environmental studies relevant for the planning and execution of the projects. Environmental and social conditions were observed during the site visits and discussed with project managers, sustainability officials and other VBHC staff.
